Pearscroft Road
Overview
Pearscroft Road Estate (SW6) is situated to the west of Wandsworth Bridge Road. The site on the Pearscroft Road Estate is currently occupied by vacant sheds and a parking area which provides an opportunity for the delivery of high-quality new homes in the borough.
Experienced architects PRP have been appointed to deliver a highly sustainable development.
As the developer of this project, Hammersmith & Fulham Council will retain the ownership of the site and will manage all affordable homes, along with the maintenance of communal and external areas.
New homes
Our proposals will deliver:
- 38 new flats, half of which will be affordable
- 12 homes will be available for social rent, 7 for shared ownership and 19 homes will be sold privately
- A new green space between Jepson House and the new development, providing an improved link between Sandilands Road and Pearscroft Road.
- A well-designed building, between four and five storeys in height

Next Steps
March 2025: Target date to submit a planning application.
Summer 2025: Planning Committee (target date).
Early 2026: Construction starts (target date, subject to planning approval).
Section 105 Consultation
Section 105 of The Housing Act 1985 outlines that we must carry out consultation with our secure tenants, who are likely to be affected, when we propose changes to services or amenities on the estates we manage.
Since October 2022 we have been working with residents to develop proposals for 38 new homes on underused land next to Jepson House. The Residents’ Steering Group and wider community have co-produced the designs for the new homes and open spaces.
As part of the Section 105 consultation on amenities, we have held three phases of consultation including 5 in-person exhibition events, 8 Residents’ Steering Group meetings, community newsletters, and door-knocking to ensure the proposals have been developed in consultation with residents and stakeholders.
